DL specialise in self build project management on new build, renovations, conversions and extensions. We can oversee your project, dealing with all aspects involved with planning, your design from initial brief through all aspects of programme and procurement.

By using a project manager you will be safe in the knowledge that every effort will be made to ensure that your interests are met effortlessly, that your project shall be delivered on time and on budget.

Health & Safety-on small building projects such as a house builds, extensions or conversions, is a very important issue.  As the self-builder you are responsible for your Site, your Workers & the Public's safety. We can advise you on your obligations in regards to the Construction & Design Management (CDM) regulations, managing all aspects of Health & Safety involved with your project.


There are two main types of project management that can be used on your project, full management and part management.


Full management- is provided as a complete service with regular visits to site, liaising with your builder ensuring all works are carried out correctly. We can ensure that your programme is maintained and will arrange meetings with building control and other parties.

Fees for this type of management will be based on a percentage basis. The scale averages between 8-15%, but typically around 10% of total build costs. This will mean that on a project worth around £30000, lasting about 16 weeks you should expect to pay around £3000. This is equivalent to 10 number full day site visits.

If you require a full time on site project manager, based on 40 hours per week, a discounted rate based on £25 per hour will apply. This means you will expect to pay in the region of £4000 per month.


Part management- can also be provided on a day to day basis when visits will be made when required. This will mean that the general project will be run by the client. This will be in the form of a general oversight of trade management and will be based on around 4% of build costs. This process will give the self-builder back up on correct building techniques and that all on site is running smoothly, correctly and in a safe manner.

Hourly rates would be based on £30 per hour+ 45 pence per mile, for site visits and inspection within a 40 mile radius.
