If you are thinking of extending, converting are even building a property DL are able to offer a design service suited to your needs. We will provide full consultations, site surveys and always work closely with our clients to produce the best possible solution to their requirements. We will take the designs from the feasibility stage to full planning permission (if required) and Buildings Regulations approval.

When building or extending, plans are the essential component required for your project. We will start with the initial feasibility of what your requirements are and if as stated planning permission is required, or if your project comes under permitted development we can help.

We will next perform a measured survey of the existing property, producing plans and elevations forming the basis to your design. The proposed plans and elevation as discussed will be emailed to you to view and make changes. We will continue with this process until you are happy with your design.

Once we have finalised the design and all details that are required by planning are included we can complete your application form on your behalf and submit your plans. This is usually straight forward, but if the the planners require any changes, we will amend your plans at no extra charge.

Most applications do receive consent, some as mentioned will have to be amended and inevitably some will be rejected. Remember no one can guarantee that a planning application will succeed. In this case we will do everything in our power to achieve consent.

When you have achieved planning permission you will then need a set of drawings that comply with building regulations. This is an entirely different process and will need more information including construction details. All the detail needed for your contractor to complete your project will be included if using a builders notice. For larger projects i would advise completing a full plans application to building control.

Please find below a summary of our price lists for all designs associated with all types of houses up to 4 bedrooms.If you have a larger property that needs an extension or alterations, prices will be based on £3 - £7 per m² total floor areas (Typically 5% per room). All planning drawings can be supplied with a 3-D visualisation. Although this is not essential for planning purposes, it is useful to see how your project will eventually look. See our price list for details.
